Book the mattress clean at least a day before the final inspection so it is fully dry, and ideally after the rest of the cleaning is done so it is not re-dusted. Most mattresses are dry in 4–6 hours, but a cold, closed-up house in winter can take longer. We give you a receipt showing the date and what was done, which is useful if the condition of the furniture is raised at the end of the tenancy.
In South Australia, what you need to do at the end of a tenancy depends on your lease and the ingoing condition report — there is no blanket rule that mattresses must be professionally cleaned. If a furnished property’s mattress has marks or odour that were not there at the start, cleaning it before the inspection is usually cheaper than a deduction. Check your lease, and Consumer and Business Services SA has plain-English guidance on bonds if there is a dispute.
Standard end of lease clean: single $79, double $109, queen $119, king $139. Most end of lease jobs add sanitise and deodorise (+$30), so a queen is typically $149. Multiple mattresses in the same property are 10% off each after the first.
